Internal
finishings
Oak paneled doors to be fitted to each room with a choice of hardwood,
painted or stained skirting and facings. Doors to lounge and dining room
to have glazed panels.
Internal decoration
Walls will be finished in magnolia emulsion and ceilings will be painted
white. Coving will be fitted to the lounge, dining room and downstairs
hallway.
Heating system
The heating system will be by a gas fired boiler with individual
thermostatic controls to each radiator.
Electrical
Ample power and lighting points will be provided throughout, with
low voltage lighting to kitchen, hallways and bathrooms. TV and
telephone points will
be installed in each room with provision left for connection to
satellite or TV system. Mains wired smoke detectors c/w battery back
up are
to
be installed on both floors and interlinked.
Security system
A hard wired security system c/w passive infra red detector, door
contacts, keypads at front and rear doors and an external bell
c/w strobe are
to be installed.
Bathrooms and en-suites
Fitted with white sanitary ware fitted in to a choice of bathroom
furniture.
Kitchen
Fully fitted kitchen with built in fridge freezer ,integrated
dishwasher, a choice of gas or electric hob ,single oven
and a cooker hood
from one of our ranges.
Utility room
The utility room is to be fitted with base and wall units
,sink with drainer and spaces left for washing machine
and tumble
drier.
Tiling
Tiling to bathrooms and ensuites to be to dado height and
full height in shower enclosures, a choice of wall tiles
will be
provided.
Garage
Power and lighting will be provided in garage with the
added luxury of remote control electric garage doors.
External
Gardens to the front will be laid in turf, and grass
seeded to the rear ,driveways will be laid in paviors,
paths to the side
of house
and at
the rear to the patio area will be laid in slabs.
Post and wire fencing will
be erected to the boundary's with hedgerow planted.
